By enquiring, purchasing a report, or subscribing to a Practice Plan, you agree to the following.

Our services

Our services

- Report — an AI-generated risk report, checked by us before sending, 1–2 day turnaround. £49 (householder/minor works) or £79 (larger/non-householder schemes).

- Report + Review — includes a full read-through, annotations, and a short call. £149 or £229 for the same scope split.

- Practice Plan — for architects and small consultants: £175/month for 5 householder-scale reports; larger schemes billed at the standard one-off rate.

How it works

How it works

All work is quote-based: you submit an enquiry, we confirm scope and final price based on your proposal, and work begins once you’ve agreed and paid.

Payment

Payment

Payment is due before work begins, in GBP, via Stripe. Prices shown do not include VAT, as we are not currently VAT registered.

Your right to cancel

Your right to cancel

If you’re a consumer (not purchasing as a business), you normally have a 14-day right to cancel an online purchase under the Consumer Contracts Regulations 2013. Because we deliver reports quickly (within 1–2 days), by confirming your order you expressly agree that we may begin work immediately, and you acknowledge that you lose your right to cancel once your report has been delivered. This doesn’t affect your other statutory rights.

Practice Plan subscription terms

Billed monthly. Unused reports don’t roll over to the next month. Cancel anytime before your next billing date to avoid the following month’s charge.

Refunds

Refunds

If you’re not satisfied with a delivered report, contact us and we’ll review and correct genuine errors. This doesn’t limit your statutory rights as a consumer.

No guarantee of outcome

No guarantee of outcome

Our reports identify likely risks and required documents before submission. They don't guarantee planning permission will be granted, and don't replace a site visit, professional design judgement, or the judgement of a relevant specialist (e.g. a tree officer or heritage officer) once a technical report has been submitted. Where we introduce you to a third-party specialist — for example, an arboricultural consultant to arrange a method statement — this is a referral only: we don't produce their report and aren't responsible for its contents, and you engage them directly.

Ownership

Ownership

You retain ownership of any drawings or plans you submit. Once paid for, your report is yours to use as you wish. Our underlying methodology and report format remain our intellectual property.

Confidentiality

Confidentiality

We won’t share details of your project publicly without your consent.
